Schofields Metal Roof Repairs and Gutter Work

A siding from 1870, a suburb from this century

Schofields is named for an early settler of that name, who held a square mile of land where Schofield's Siding was built in 1870. For most of the next century it was farmland on the Richmond line. The housing that fills it now is recent — large two-storey homes on compact blocks, built in the current era of construction.

Almost none of it needs a new roof. Almost all of it eventually needs the detail work sorted out.

Why a five-year-old roof leaks

New does not mean faultless. On estate housing built quickly and in volume, the things that go wrong are:

• Penetration seals. Solar brackets, flues, exhaust vents and whirlybirds. The sealant around them has a much shorter life than the roof.
• Flashing cover. A wall or parapet flashing with too little upstand looks fine and lets water in during driven rain.
• Low-pitch alfresco roofs. Water moves slowly, backs up at laps and ponds behind a poorly set flashing.
• Gutter capacity. Large roof planes, narrow eaves and too few downpipes means overflow in a heavy downpour, even with everything clean.
• Valley and box gutter detail between closely spaced houses and between roof planes.

Most of that is a half-day repair if it is found early, and a ceiling replacement if it is not.

Hail on new metal

Schofields roofs are as exposed to summer storm cells as anywhere else out here. Light dimpling is usually cosmetic; dents that split the paint film on the high ribs are not, because that is where corrosion begins. We photograph and describe the difference properly for a claim, and handle the sheet and flashing work afterwards.
