Old trees, old roofs

Seven Hills got its name from Governor Macquarie remarking on the hills he crossed on the way to Windsor, and the name was given to the railway station in 1860. The residential streets sit north and south of that station, with the industrial land running down towards the southern edge of the suburb.

What matters for roofs here is the trees. Seven Hills has mature eucalypts and established garden plantings that the newer estates simply do not have, and leaf litter is relentless — not seasonal, but year-round. It lands in the gutters, packs into the valleys, holds moisture against the metal, and rusts out valley irons decades before the tiles above them give up.

The pattern we see

The post-war and 1960s brick-and-tile homes here usually present with the same three-part problem:

1. Valleys rusting from the bottom up under packed leaf litter
2. Ridge pointing powdered and cracked, so the caps are no longer sealed
3. Gutters holding water and debris, overflowing behind the fascia in heavy rain

Fixing one and not the other two is a short-term result. A roof restoration that includes new valleys, rebedding and a proper gutter clear-out is usually the sensible package on a roof of this age.

Trees and gutter guard
