A suburb since 1996

Acacia Gardens was part of Quakers Hill until it was recognised as its own suburb in 1996, with a name chosen to reflect the rural feel the area still had. The housing is overwhelmingly 1990s and early 2000s — brick veneer, mostly single and double storey, concrete tile over most of it with newer metal here and there.

That makes it one of the younger tile-roof suburbs we work in, and the timing is interesting. These roofs are not in trouble yet. They are at the point where the first real maintenance decision arrives.

What a thirty-year-old tile roof needs

Usually not much, and that is worth knowing before someone tells you otherwise:

• Ridge pointing beginning to crack, caps still firmly bedded
• A handful of tiles cracked by foot traffic, often around a solar or antenna install
• Valleys with debris in them but no serious rust yet
• Surface coating fading rather than failing
• Gutters that need clearing more than replacing

At this stage, a clean, a few tile swaps, a repoint and a gutter clear-out keeps the roof in good order for years. Jumping straight to a full restoration is sometimes right and sometimes premature, and we will tell you which.

Where it is worth acting

Two exceptions. If hail has been through and the tile surfaces are chipped, that is damage with a date and it should be documented — see storm damage. And if there is an active leak, chase it now, because unsarked and sarked roofs alike will quietly soak a batten for months — see roof repairs.
