Glenwood: Two-Storey Roofs and Access Done Properly

Named after Glenwood Park House

Glenwood takes its name from the historic Glenwood Park House, known earlier as Norfolk Vale and then Sorrento. The suburb itself is a product of the development boom either side of 2000 — large two-storey brick homes, cut-up roof lines with multiple planes and valleys, and a mix of concrete tile and Colorbond.

Big roofs with lots of junctions are a different proposition from a single-storey cottage in the older suburbs, and they fail differently.

What complexity does

Every change of plane is a valley, a flashing or a junction, and every one of those is a potential leak. On Glenwood homes we most often find:

• Leaks at the junction where an upper roof plane meets a lower one
• Valleys that collect debris and have never been cleared
• Flashings at wall and parapet junctions without enough cover
• Penetration seals around solar, flues and skylights that have perished
• Gutters at capacity in heavy rain because the roof area per downpipe is high
• On tile roofs, pointing just beginning to crack at around twenty-five years

Access is a real part of the job

Two-storey work with tight setbacks needs proper access and fall protection, and that takes time to set up. Anyone quoting a two-storey Glenwood roof at single-storey rates is either cutting corners on safety or will find a reason to add it later. We put access in the quote as its own line so you can see it.

What we do here

Mostly roof repairs, flashing and valley work, gutter upgrades and metal roof detail work. Tile roofs in this suburb are generally not old enough to need a full restoration yet, though the earliest of them are approaching it.
